I'm Nick Jimerson, a Colorado-based mortgage broker with 15 years in the industry. I work with buyers, homeowners, and the Realtor partners who refer them, using an educational approach built on options and honest conversation rather than pressure.
How I got here
I earned my business management degree at St. Cloud State University in Minnesota, and I got my start in the mortgage industry on the processing side — inside the files, learning underwriting and qualifying guidelines from the ground up before I ever worked directly with a client. That foundation still shapes how I operate today: I'd rather spend an extra fifteen minutes explaining how a loan program actually works than rush someone into an application they don't fully understand. Over the past 15 years, that grew into a career as a mortgage loan originator, working directly with borrowers through purchases, refinances, and the kind of complicated scenarios that don't fit neatly into a bank's standard box — self-employed income, investment properties, and non-traditional documentation among them.
Why I work as a broker, not a single-bank loan officer
As a mortgage broker affiliated with Edge Home Finance, LLC, I'm not limited to one institution's rate sheet or one set of guidelines. I have access to 150+ wholesale investors and a wide range of mortgage products — which means more of the conversation can be about what actually fits your situation, rather than what one lender happens to offer this week.
My approach
I intentionally don't run this business like a high-pressure lead-generation operation. My goal is for every client and every Realtor partner to leave a conversation with me understanding their options more clearly than when we started — whether that's the difference between a 15-year and 30-year term, how a DSCR loan works for an investment purchase, or what documentation a self-employed borrower will actually need to provide.
Beyond the transaction
I currently serve as the 2026 chapter president of NAHREP–Denver (the National Association of Hispanic Real Estate Professionals), where I work alongside Realtor partners and industry colleagues across the Denver market on housing access, education, and professional development. Colorado is home now, and I try to show up for it that way — staying involved in the community and supporting underserved neighborhoods and homebuyers whenever I can. Away from mortgages, you'll usually find me coaching gymnastics, volunteering, or outside somewhere — golfing, snowboarding, hiking, camping, or planning the next trip, domestic or international.
