I'm Nick Jimerson, a mortgage broker with Edge Home Finance, LLC, and I've spent the last 15 years learning that lesson from the inside. My job isn't to hand you a rate and move on — it's to sit down with your income, your goals, and your timeline, lay out the financing strategies that actually apply to your situation, and make sure you understand the tradeoffs well enough to choose with confidence.
Because I work as a broker rather than a loan officer at a single bank, I'm not limited to one institution's guidelines or one product. I have access to 150+ wholesale investors and a wide range of mortgage programs, which means the conversation can start with your situation instead of with whatever one lender happens to be offering this month. I'll never tell you I have the lowest rate on the market — nobody can honestly promise that — but I can promise you'll understand exactly what you're comparing, and why.
Most of the people I work with are first-time buyers figuring out the process for the first time, homeowners weighing a refinance, self-employed borrowers whose income doesn't fit neatly on a standard form, and investors building a rental portfolio — along with plenty of people who aren't sure yet which of those categories they fall into. That's fine. You don't need to know the difference between a DSCR loan and a bank statement loan before you call; sorting that out together is part of the job. I work with borrowers across Colorado and Minnesota, with concentrated local knowledge in the Denver, Lakewood, Wheat Ridge, and Colorado Springs areas.
